Tenant Procurement Only

A one-time service for owners who plan to manage the property themselves. We handle marketing, screening, and lease signing, then collect the first month's rent and security deposit at lease signing. Our procurement fee is deducted from the first month's rent and the security deposit is forwarded to you. You take over management from there.

Full Service Management

  • Monthly management fee: Single property: 9% of monthly rent; multiple properties under our management: 9% on your highest-rent property + 7% on each additional property.
  • Tenant Procurement Fee (½ month rent) applies when a new tenant is initially placed AND each time a new tenant is procured after a turnover.
  • No lease renewal fees – when your existing tenant renews, no procurement fee applies.

Multi-Unit & Commercial Properties

Optional: Utility Coordination

We can hold utilities in our name between tenants so the property stays showing-ready and transfers seamlessly at lease signing. Available as an add-on—ask about pricing.
