Origin Story

We were founded by an active real estate investor who built and managed his own rental portfolio. After years of encountering hidden fees and referral arrangements that conflicted with owners' interests, he decided to create the company he wished he had as an owner. We soft-launched in December 2024 and fully launched in March 2025 with a commitment to transparency, low friction for owners, and practical, owner-first solutions for property owners and landlords. Between our founder, property manager, and client experience manager, we bring more than three decades of combined experience in real estate, investing, and business operations to every property we manage.

Our Mission

To show people the positive side of real estate investing and give them the tools to build long-term wealth through rental income. We believe owning property should feel like an opportunity, not a headache. By managing the day-to-day with transparency and integrity, we enable owners to focus on what matters most: using their investments to improve their lives and pursue the American dream.

What makes us different

We built our business on the professional principles we expected but did not always find elsewhere. We do not charge owners to receive a quote, and we do not require owners to use specific repair vendors. We refuse to accept referral kickbacks from contractors and honor owners' choices to use preferred handymen when they prefer. When in-person coordination is needed to confirm scope or verify quality, we meet contractors at the property. Every listing receives professional photography because we believe a property's first impression should reflect its true value.

We grow primarily through word-of-mouth referrals from owners and real estate agents. When an agent refers an owner to us, we respect that relationship: if an owner later decides to sell, we return the listing to the referring agent. That mutual respect is central to how we operate.

Marketing

We provide a tailored market analysis and listing strategy for every property to minimize vacancy and maximize rental income. Listings feature professional photography, optimized descriptions, and targeted advertising across major rental platforms so your property rents faster and at the right price. We provide quotes at no charge and list with transparency—no hidden fees or referral strings.

Tenant Screening

Every applicant undergoes a comprehensive screening process—credit, income verification, rental and eviction history, and criminal background checks—so qualified tenants move in confidently. We manage lease preparation, secure signatures, and coordinate a smooth move-in.

Rent Collection

We use reliable, automated payment systems and consistent enforcement of lease terms to make sure rent is collected on time and deposited to owners promptly. Transparent late-fee policies and clear owner reporting mean less stress and predictable cash flow for landlords.

Maintenance

We perform thorough move-in and move-out inspections and document property conditions to protect your investment over the lease term. When repairs are needed, you can use your own preferred handymen or rely on our vetted list of trusted vendors. We coordinate the work, meet contractors in person when needed, and apply proactive maintenance standards that reduce long-term costs and preserve asset value.

Financial Reporting

Access real-time, tax-ready statements in your owner portal so you always know how your investment is performing. Detailed monthly reports, expense line items, and downloadable records make accounting and decision-making straightforward and transparent.

Eviction Coordination

If an eviction becomes necessary, we coordinate the process to minimize downtime and return your property to revenue-producing status as quickly as possible. We handle tenant communication, required notices, and turn-over coordination, and we work with a trusted real estate attorney for formal court action when it's needed. Attorney fees and court costs are the owner's responsibility, set by and paid directly to the attorney.

PJ Kennedy

FOUNDER, CEO & BROKER-IN-CHARGE

PJ has called the Charlotte Metro area home since 2007 and is licensed in real estate in both North Carolina and South Carolina. In 2015, he founded Kennedy Homes of the Carolinas, building a team of experienced agents committed to giving back to the community through monthly local events and charitable partnerships.

As an active real estate investor managing his own portfolio, PJ saw firsthand how owners were being underserved by traditional property management companies. He launched KHC Property Management to offer a transparent, owner-first alternative, built on the same principles that have driven his success in real estate: integrity, hands-on service, and treating every client's investment like his own.

Cecilia Lilly

PRINCIPAL PARTNER

Cecilia was raised in Western North Carolina and is licensed in real estate in both North and South Carolina. She earned a Bachelor of Science in Geology from Western Carolina University before working for a commercial development environmental consulting firm. Alongside her career, she spent years helping run her family's business, Overmountain Vineyards and Winery, handling management, sales, and marketing, and brings nine years of hospitality and customer service experience to her real estate work.

That mix of hands-on operations and service-first experience shapes how Cecilia approaches property management. She treats every owner's investment as carefully as her own, with responsive communication, dependable tenant relations, and close attention to the day-to-day details that protect a property's value. Cecilia is proud to serve owners and residents across the Carolinas.
