Can you hold a place before I apply?
We rent on a first-come, first-served basis to applicants who submit a completed application and required fees. To secure a unit quickly, we recommend applying as soon as possible; we can advise on timelines but do not hold a property without a completed application and fee. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is generally 18 years or older -
Who needs a cosigner?
A cosigner may be required if an applicant doesn’t meet income, credit, or rental history standards. Cosigners must meet the Landlord's financial criteria and sign a guarantor agreement to accept responsibility for the lease. -
You have a property I want to rent. How do I apply?
Apply online through our Rentvine tenant portal. A complete application, application fee, proof of income (recent pay stubs or other income documentation), and valid ID are typically required. We conduct thorough screening — credit history, income verification, rental and eviction history, and criminal background — and will communicate next steps clearly and promptly. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically you’ll pay the first month’s rent and a security deposit; some properties may also require last month’s rent. All required move-in charges will be disclosed up front—we prioritize transparency so there are no surprises. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, subject to normal wear and tear. Deductions may be made for unpaid rent, damage beyond normal wear, or required cleaning, and final accounting will be provided per state law. -
Do I need to have renters insurance?
Yes. All KHC tenants are required to carry renters insurance as a condition of their lease. Renters insurance protects your personal belongings and provides liability coverage for accidental damage to the property. If you don't provide proof of your own policy, we'll automatically enroll you in our Tenant Legal Liability program, which protects the property from accidental tenant-caused damage. The cost of that enrollment is added to your monthly charges. We recommend obtaining your own renters insurance policy, which is typically more cost-effective and provides broader coverage for your personal belongings. -
How do I pay rent?
Rent is paid through the Rentvine tenant portal. Residents are encouraged to use online payments for faster processing, clear records, and easier account access. Available payment options may vary by property -
I want to get a pet. What should I do?
Check your lease and contact KHC Property Management before getting a pet. Pet policies vary by property and may include restrictions on animal type, size, breed, or number of pets. Approved pets may require one or more pet-related charges, such as a one-time non-refundable pet fee, monthly pet rent, or a refundable pet deposit, depending on the property and lease terms. Written approval is required before any pet moves into the property. -
What do I do if there's a maintenance emergency?
For urgent issues that can't wait until business hours — flooding, no heat in winter, no AC in extreme heat, or other immediate safety concerns — call the emergency line provided in your lease. For all other maintenance requests, submit them through the tenant portal and we'll respond by the next business day. -
Who is responsible for paying for repairs & maintenance requests?
KHC Property Management coordinates maintenance and repairs to protect property value and occupant safety. Your lease agreement defines which items fall under owner responsibility versus tenant responsibility, so please review it before submitting a request. As a first step, try basic troubleshooting — (Ex. replacing light bulbs, changing air filters, resetting tripped breakers, and attempting to clear minor drain clogs), which are typically tenant responsibilities. For repairs beyond routine upkeep, submit a request through the tenant portal and we'll respond quickly. Tenants are responsible for damage caused by negligence or misuse, as well as for the minor upkeep items outlined in the lease. When vendor coordination is needed, we meet contractors on-site to ensure quality and clear communication. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease remain responsible for the full term unless formally released. If one roommate wants to stay, they must qualify on their own or find an approved replacement tenant. Any changes require written approval from management and may include a lease amendment. -
My lease expiration is coming, and I want to move out. What should I do?
Review your lease for the required notice period and submit your intent to vacate in writing by that deadline. Provide a forwarding address, schedule a move-out inspection, and return keys per the lease to ensure timely processing of your security deposit refund.
